Housing Choice Voucher Program (Section 8) Landlords

Be Sure to Attend the Landlord Briefing

Decatur Housing Authority (DHA) offers in-person landlord briefings monthly from January through October.  The purpose of the briefing is to explain how the Housing Choice Voucher Program works at DHA.

Did you know that all housing authorities operate differently? Even though housing authorities must comply with the federal regulations set forth by the U.S. Department of Housing and Urban Development (HUD), each housing authority is permitted to set their own policies by which they operate. That is why it is important for every landlord to attend a landlord briefing at least once a year. Regulations change. Policies are revised.

Attending a landlord briefing gives you the opportunity to meet HCV staff and ask questions about the HCV program such as how to complete the RFTA, how the inspection process works, when to request a rent increase, and what to do if the tenant does not pay their share of rent. You can also receive valuable insight from other landlords who have experienced similar situations.

Understanding how the Section 8 Housing Choice Voucher program works helps you avoid problems and reduces the likelihood of delayed or abated payments.

We look forward to seeing You at the next briefing!

City Schools of Decatur's social worker has been notified and will continue to be notified so that they may investigate and handle the situation accordingly.

We ask that parents enroll in the City Schools of Decatur's Infinite Campus to find attendance, schedules, grades, major assessment scores, contact preferences, and other information.

Click here to log in or sign up for the portal. With an appointment, Resident Services would be happy to help you set up your Infinite Campus account.

Parents you are responsible for your students when they are hanging out during and after school hours. It is important to have your child understand that their risky behaviors on DHA properties cause you to be in breach of your lease agreement.

11 Reasons You Should Get Along with Your Neighbors:

  1. Peaceful Living - It can be far more peaceful to live among neighbors that like and respect each other, especially when they're living in close proximity. Respectful neighbors are less likely to invade your space, be loud and rowdy, and make overall daily life stressful.
  1. Safety First - Good neighbors watch out for each other and their property. Living in a proactive neighborhood can increase your family's safety, as multiple sets of eyes and ears can help thwart criminal activity and promote a safer area.
  1. Back Up Supplies - There's the old cliché about neighbors and a borrowed cup of sugar. It really is convenient to have someone close by who can help you out when you need to finish dinner
  1. Family Camaraderie - Neighborhood get-togethers can be a lot of fun and super convenient since everyone lives close by. Neighborhood kids have other kids to play with and a safe environment to be active.
  1. Family Support - Neighbors are often very supportive of each other's family needs, especially where the kids are concerned. Good neighbors can be helpful for emergency childcare and generally keeping a lookout for safety.
  1. Vacation Help - Good neighbors can be especially helpful when you are away from home. They can keep an eye on your property.
  1. Social Circle - Some neighborhoods thrive on the porch or having casual conversations each day. Having someone close by to socialize with can create wonderful friendships that may not have otherwise happened. Now that the weather is cooling off neighbors will sit or stand out front and talk.
  1. Business Networking - Your neighborhood connections can be a positive for your career. Your neighbors have friends and family of their own and can be instrumental in helping you promote your business or find the contacts you need for successful business connections. Many times in business it truly is whom you know.
  1. Errand Help - Many neighbors enjoy helping each other out and are happy to pick up some groceries, stop at the post office, or help with other errands.

Emergency Preparedness for Older Adults

It is important to create an emergency plan. Work with your friends, family, and neighbor to develop a plan that will fit your needs.

  • Choose a contact person who will check on you daily. Consider speaking with your neighbors about developing a check-in system together.
  • Documents (Keep physical copies in a waterproof bag and take photos of each document for backup):
    • Click on this link Your Care Plan to create a care plan.
    • Contact information for family members, doctors, pharmacies and/or caregivers
    • List of all medications, including the exact name of the medicine and the dosage, and contact information for pharmacy and doctor who prescribed medicine
    • List of allergies to food or medicines
    • Copies of medical insurance cards
    • Copies of a photo ID
    • Durable power of attorney and/or medical power of attorney documents, as appropriate.

Top 10 Scams Targeting Seniors in Georgia

  1. Health Care/Medicare/Health Insurance Fraud - Every U.S. citizen or a permanent resident over age 65 qualifies for Medicare, so there is rarely any need for a scam artist to research what private health insurance company older people have in order to scam them out of some money. In these types of scams, perpetrators may pose as a Medicare representative to get older people to give them their personal information, or they will provide bogus services for elderly people at makeshift mobile clinics, then use the personal information they provide to bill Medicare and pocket the money.
  1. Counterfeit Prescription Drugs - Most commonly, counterfeit drug scams operate on the Internet, where seniors increasingly go to find better prices on specialized medications.  This scam is growing in popularity-since 2000, the FDA has investigated an average of 20 such cases per year, up from five a year in the 1990s.  The danger is that besides paying money for something that will not help a person's medical condition, victims may purchase unsafe substances that can inflict even more harm. This scam can be as hard on the body as it is on the wallet.
  1. Funeral & Cemetery Scams - The FBI warns about two types of funeral and cemetery fraud perpetrated on seniors. In one approach, scammers read obituaries and call or attend the funeral service of a complete stranger to take advantage of the grieving widow or widower. Claiming the deceased had an outstanding debt with them, scammers will try to extort money from relatives to settle the fake debts. Another tactic of disreputable funeral homes is to capitalize on family members' unfamiliarity with the considerable cost of funeral services to add unnecessary charges to the bill. In one common scam of this type, funeral directors will insist that a casket, usually one of the most expensive parts of funeral services, is necessary even when performing a direct cremation, which can be accomplished with a cardboard casket rather than an expensive display or burial casket.
